A Free Resource Package for DFW Homebuyers

by Elena Garrett, Realtor and KW Relocations Member

Buying a home is one of the largest financial decisions most people will ever make.

Yet many buyers spend months deciding whether they want quartz or granite for the bathroom countertops while never stopping to ask a much more important question:

“Which TYPE of home and which TYPE of community best supports the life I am trying to build?”

After helping buyers throughout the DFW area, I noticed that many homebuyers struggle with three common problems:

  • They are not completely sure what they want so they rely on home room count or finishes to compare the houses to one another.
  • They fall in love with homes or communities that don’t actually fit their long-term goals.
  • They accidentally spend thousands of dollars more than necessary during the buying process.

To help solve these problems, I created the North Texas Homebuyer Decision System — a three-part resource package designed to help buyers make smarter, more confident decisions.

Part 1: Home Buying Assessment

Most buyers start by looking at houses. I believe it makes more sense to start by understanding yourself.

The Home Buying Assessment helps you identify the goals, priorities, motivations, and life objectives driving your purchase. Instead of focusing only on bedrooms, bathrooms, and square footage, the assessment explores questions such as:

  • What important life goals do you hope this home will help accomplish?
  • Who do you hope benefits most from this purchase?
  • What constraints affect what you can realistically buy?
  • What factors carry the most weight in your decision making?
  • How much renovation are you willing to take on?

By the end of the assessment, most buyers discover that their home search is about much more than the property itself.

Part 2: Home Fit Scorecard

Once you understand your priorities, the next challenge is comparing homes objectively.

The Home Fit Scorecard helps you evaluate each property based on how well it supports the goals that matter most to you.

Instead of asking:

“Does this home have upgraded countertops?”

You begin asking:

“Does this home support my family goals?”
“How specifically does this home improve my quality of life in ways that actually matter?”
“Does this home strengthen my financial situation or my kids’ future?”

and other similar questions…

The scorecard creates a consistent evaluation process that makes comparing homes easier and helps reduce second-guessing, confusion, and buyer’s remorse. Many buyers are surprised to discover that the homes they remember most fondly are not always the biggest or newest homes. They are often the homes that best support the life they want to live.

Part 3: How to Save Thousands Before, During, and After Purchasing Your Home

The third component focuses on protecting your wallet.

This guide contains dozens of practical ideas that may help buyers save money throughout the homeownership journey, including:

  • Loan shopping strategies
  • Location selection considerations
  • Property selection opportunities
  • Negotiation ideas
  • Inspection and repair savings
  • Appraisal and survey tips
  • Closing preparation strategies
  • Property tax reduction resources
  • Long-term homeownership savings opportunities

While no buyer will use every idea in the guide, many buyers discover opportunities they never knew existed. Even a handful of well-executed decisions can potentially save thousands of dollars over the life of homeownership.

Why I Created This System

Most homebuyers receive information about houses.

Far fewer receive tools that help them make better decisions.

My goal is not simply to help people buy homes.

My goal is to help people purchase homes that support their family, financial, lifestyle, career, and personal goals while avoiding costly mistakes along the way.

A great home is more than a collection of rooms.

A great home is a tool that helps you build the life you want.

If you’re considering buying a home anywhere in the Dallas-Fort Worth area, I’d be happy to provide all three resources free of charge. I can also create a customized Home Fit Scorecard based on your specific goals, priorities, and circumstances.

Whether you’re six months away from buying, actively touring homes, or trying to decide between several properties, these resources can help bring clarity to the process.
